Staging Your Home

If you are trying to sell your home, I can already guarantee that you're a little stressed about what buyers are going to think of the place...

For every $100 spent on staging, the potential return is $400, according to Forbes. This ultimately results in staged homes selling 87% faster than homes that are not staged.
Here are some crucial steps to stage your home to assure that it sells faster and you receive top dollar:
Remove Clutter
If it is not necessary for the next 30 days, put it storage or get rid of it. Remove about 1/3 of the clothes/items in any closets. Make room so that you can leave the closet doors open, which allows the space to look much bigger. Buyers are attracted to the simplicity appearance of a space. This allows them to imagine their belongings in the home, as opposed to the current owners.
Stay Neutral
From paint colors to decor, staying neutral is key to attracting a wide variety of buyers. If painting is not in your budget, don't worry! Just make sure the clutter is removed from those walls to avoid any clashing.
Stay away from intense colors of decor. A little bit of green is a nice touch to add freshness, but don't overdue it. A small green plant on a table or counter here and there is just the right amount!

Let Light In
Allow any and all possible natural light to enter the rooms. A bright room appears to be bigger and have more space for the new homeowner's belongings. Removing heavy draperies is the easiest way to let the light in & also help you remain neutral with decor. If your window coverings are blinds, simply keep them open.
Remove Personal Items
If you have photos of your adorable family on the walls or desktops, removing them while you are trying to sell is best. Not only is this a safe action, but when buyers see one's personal items/decor around the house, they instantly feel the vibe that you have made a lovely home for your family. Although that is a great vibe that you were once trying to achieve, now you are trying to sell. It is important that the buyer can picture their family living here.

Bathroom = Spa
Nothing is more appealing to people than a bathroom that gives the vibes of a spa. To do this, keep all colors light and bright. Throwing in accents of yellow and green will add a feeling of freshness to the bathroom. Keep all personal items (toothbrush, razor, etc.) under the sink. Add an air freshener to top it off. The goal is to create a calm & refreshing bathroom that gives off the same vibes as a spa.

According to the National Association of Realtors, a staged home increases the offer price of a minimum 1-5%.
If you are not living in the house while trying to sell, you can hire a staging company to help you! The staging companies usually charge a monthly fee for their furniture and decor. They have different packages you may choose from.
